A HIP is a Home Information Pack. The Government introduced HIPs in 2007 to help improve and speed up the process of buying and selling property and it's now compulsory for all home owners in England and Wales to commission a HIP before marketing their property for sale. What does a HIP contain?
Required documents | The "Required" documents that MUST be available in the pack comprise: - A full index of the contents of the pack.
- A statement of sale (summarising the actual terms of the sale).
- An Evidence of Title Document.
- Standard searches (which may include enquiries from local authorities and a standard drainage and water search).
- An Energy Performance Certificate.
- The following should also be included, where appropriate:
- Any existing common-hold information (may include a copy of common-hold community statement).
- Information on leasehold status (may include a certified copy of the lease, or any available information on insurance or service charges).

Authorised documents | There are also various other "Authorised" documents - which need only be included at the discretion of the seller. These may include: - Other relevant searches.
- Any current guarantees or warranties.
- A home condition report.
